50% interest rate on investment.
1 lakh investment within 1 yeae (2lakhs as interest ) 1+2= 3lakhs.
Buy back offer,
87 cr from 980 people , later members get increasing .
Cheating Case filed Madhapur police station.
2nd scheme: buy plots at Hyderabad outskirts, (we will give interest rate,) after 2 years we buy that plot at market value.
300 people 47cr investment.no registration of plots after 1 year also.
4th: apartments nsd hights
Offer:
If you buy an flat in apartments, be pay rents per month.
or invest in our real estate company which is involving
Building apartments.
Investment 10 lakhs , return 4% per month.
40,000 per month.(but they made an agreement to market apartment flats with other real estate companies)

MLM SCAMs

Anybuiness not retuns you 30-50% returns in 1 year.
If they do, many people makes same business & dilite their rate of return to 12-15%.
mlm method is not bad, its used to scam easily.
they are many people , investors like warren Buffett always trying to get most profit from their investment but not crossed rate if return even 20%.

Hmda plots in Hyderabad (how to check hmda layout permission)

Many people want to buy, hmda plots because of 85% loan by bank, security and they fall under Hyderabad .
No fake layouts like GP, DTCP any district level authority can do,
Regularising land LRS
Unapproved layouts are illegal, need to pay extra money to regularise just like LRS (Land regularisation scheme, and BRS buliding regularisation scheme).

How to check hmda approved layouts at hmda.gov.in?

Visit hmda website,
Click on layout permissions.(year wise)
Check hmda approved layout.

A layout has valid HMDA approval if it has LP Number.

Example LP Number: 000271/LO/Plg/HMDA/2018

To verify if a layout has valid LP Number, Follow Below steps:

  1. Go to https://www.hmda.gov.in/
  2. Click on “Land Usage” (on left pane)
  3. Select “Details of Lands developed as Layouts”
  4. Click on “DPMS citizens search”
  5. Enter “File No:” or “Permit No”. Example File No: 000193/SMD/LT/U2/HMDA/12082016
  6. Click on “Search” (on left bottom of page)
also ask the venture for layout permission number.

Before you buying land / plots emi basis.lets know pros if cons of buying land with loan.

Hmda layout : 75% loan amount by anybank
DTCP: 50% of land value not all banks.
GP Layout: banned.

EMI basis plots by real estate companies

24% interest rate *

cons: there is no guarantee of allocated plot, untill you pay full amount,
emi with interest rate, maybe blower than land growth rate , real estate company may allocate others. To quick sales.
NO regulatory.

Buying land with bank loan pros & cons

Cons: registration on bank.
1.double registration fees 6%, after NOC from bank again registration or (just like vehicle loans)
2. Incase of emi default for consecutive 3 months.

Pros: leveraging money through interest rate,
Bank interest rate=< land growth rate.
Principle amount = inflation rate

It’s a good idea to take some risk take advantage.
loans are not bad for productive assests,
Ex: business (₹10 lend manufactured 20 sell at ₹30)
Production budget vs marketing budget.

Buying land with personal loan

land loans process involves heavy process.
Valuating market value of current plots/land.
